Summer is supposed to be the busiest stretch of the housing calendar. This year, the numbers tell a more complicated story. Mortgage rates that fell all winter have reversed and climbed back up mid-year, homes across Juneau County are taking noticeably longer to sell than they did a year ago, and buyer showing activity has cooled even as home prices hold firm. Here's exactly what the data shows and what it means if you're planning a move.

In a typical year, June is the single strongest month for closings in Wisconsin, and the weeks around it are when homes move fastest. Statewide, June 2026 did deliver a healthy bounce, with existing-home sales up 5.9% year over year and the median price up 5.9% to $360,000, according to the Wisconsin REALTORS® Association.
But the momentum underneath that headline is choppy, and Juneau County is feeling it. Homes here are sitting on the market roughly 20% longer than they were a year ago, buyer demand has softened, and a mid-year jump in mortgage rates has knocked the wind out of what is usually peak season. This isn't a crash and it isn't a frenzy. It's a slower, more selective market where pricing and preparation matter more than they have in years.
This is the biggest reason 2026 doesn't look like a normal high season. Rates fell steadily through late 2025 and into January 2026, when the average 30-year fixed dipped to about 6.10% in Wisconsin, its most affordable level in two years. That decline was expected to fuel a strong spring and summer.
Instead, rates reversed. As of the week ending July 23, 2026, the 30-year fixed averaged 6.58% nationally, up for a second straight week and near a one-month high, per Freddie Mac. The recent climb has been driven largely by higher oil prices and inflation concerns tied to conflict in the Middle East. For a buyer financing a $250,000 home, the move from January's rate to today's adds roughly $75–$80 to the monthly payment, enough to sideline some first-time buyers during the exact window they'd normally be shopping.
Buyers have more options than they've had in years. Juneau County is carrying somewhere in the range of 210 to 260-plus active residential listings depending on the source, a meaningful improvement over the razor-thin inventory of 2023 and 2024. Statewide, supply held at 4.2 months in June, still short of the six months that signals a balanced market, which keeps Wisconsin tilted toward sellers overall.
On price, Juneau County remains one of the most affordable pockets in the state. The Central Wisconsin region posted a median of $278,000 in June, the lowest of any region, and local median sale prices have hovered in the mid-$230s to mid-$280s over recent months, swinging with the mix of lake properties, rural acreage, and in-town homes that close in any given period. Average home values sit in the mid-$240Ks.
The affordability squeeze is real for entry-level buyers, though. Statewide, the share of listings priced under $200,000 has fallen from 36.1% in 2021 to just 16.4% in 2026, which is why the county's lower-priced, well-kept homes still attract strong interest when they're priced right.
Showing activity, the number of buyers actually scheduling tours, is one of the most reliable leading indicators in real estate because it moves four to eight weeks ahead of pending sales. When showings rise, closings follow. When they cool, momentum is slipping.
Right now, the signal points to caution. Zillow, which owns the ShowingTime platform, cut its 2026 forecast for existing-home-sales growth from 3.4% down to just 0.5%, citing high borrowing costs weighing on buyer demand. National home-buying activity weakened through the spring as rates climbed, and regional showing traffic has softened alongside it. That national and regional cooling shows up locally as the longer days-on-market we're seeing across Juneau County: 68 days this cycle versus 56 a year ago.
