Your Home Has About Four Weeks to Impress the Market

For the last several years, many home sellers got away with pricing their homes aggressively. Inventory was low, buyers were competing, and homes often sold above asking price.

That market has changed. Here we are June 2026 when I am writing this.

A recent Realtor.com study found that homes that sell within the first four weeks on the market achieve the strongest sale prices. In fact, homes that sold during that window earned an average premium compared to homes that lingered on the market. Meanwhile, homes that remained available for 18 weeks or longer sold for less, creating a significant difference between the best and worst outcomes.

The First Four Weeks Matter Most

When a new listing hits the market, buyers are paying attention.

They receive listing alerts.
They save properties to their favorites.
They schedule showings.
They compare your home to every competing property available.

This is your home's moment.

If the price, condition, and presentation align with buyer expectations, activity follows. If buyers believe the property is overpriced, many won't even schedule a showing. Instead, they move on to the next option.

The challenge is that once a home sits on the market too long, buyers begin asking a different question:

"What's wrong with it?"

Even if nothing is wrong, perception becomes reality.

Overpricing Has Consequences

Many sellers believe they can "test the market" with a higher price and reduce later if needed.

While that sounds reasonable, the data suggests otherwise.

Today's buyers have more choices and more information than they have had in years. When a property is priced beyond what buyers perceive as fair market value, interest slows, showings decline, and price reductions often become necessary. By then, the listing has already lost some of its momentum.

Think of pricing like launching a rocket.

A strong launch creates excitement and momentum.

A weak launch is difficult to recover from.

Our market isn't identical to large metropolitan areas, but buyer psychology is the same.

If a home receives strong showing activity, multiple inquiries, and serious interest during the first few weeks, that's a sign the pricing strategy is working.

If activity is slow, the market may be telling us something important.

The best pricing strategy isn't about getting the highest list price.

It's about creating the highest sale price.

And according to current market data, the first four weeks may be the most important weeks of the entire selling process.
