Pricing your home in a shifting market
If you’re thinking about selling your home in Central Wisconsin, whether in Juneau County, Adams County, Sauk County, or around Castle Rock Lake and Lake Redstone, you may already be feeling it.
Homes aren’t selling as fast as they were a couple years ago. Showings can feel slower. Offers aren’t as aggressive. And the feedback you’re getting might feel inconsistent.

When a home is priced too high, buyers don’t rush in like they used to. They wait. They watch. And many move on to better-priced homes. Time on market starts to matter more.
When a property sits too long in markets like Mauston, New Lisbon, or the surrounding lake communities, buyers begin to question it. They wonder if something is wrong or if the seller will eventually reduce the price.

Price reductions later can help, but they rarely create the same momentum as pricing a home correctly from the start.
This doesn’t mean you need to underprice your home.
