This is one of the hardest conversations I have with sellers.
Your home hits the market, you’re excited, you expect showings… and then it’s quiet.
Or maybe you get a few showings, but no offers.
And then the question comes:
“Should we lower the price… or just give it more time?”
Here’s the honest answer—waiting only works if the price is right to begin with.
I’ve seen sellers hold firm, hoping the “right buyer” will come along… and sometimes that happens. But more often, what happens is the listing sits, days on market grow, and buyers start to wonder what’s wrong with it.
That’s when you lose leverage.
On the flip side, I’ve also had sellers who adjusted early—before the listing got stale—and they ended up creating more activity, more urgency, and sometimes even multiple offers.
I remember one home in our area that had strong interest right away, but no offers. We had a conversation about positioning, made a strategic price adjustment, and within days the energy shifted. Showings picked up, buyers re-engaged, and we got it sold.
Same house. Different strategy.
Pricing isn’t just about what your home is worth—it’s about how buyers are reacting to it right now.
Especially in markets like Central Wisconsin, Castle Rock Lake, and the surrounding communities, buyers are watching closely. They’re informed, they’re comparing, and they move when something feels right.
